Boundary Adjustment Plats
-
A Boundary Adjustment Plat adjusts the boundary between two properties. Different municipalities require different rules and processes for adjusting a boundary line. The process can take anywhere from 1-3 months, depending on the adjustment and location of the property. The first step is to complete a boundary and improvement survey, assess the city/county’s requirements and then prepare the plat. We will work with you to adjust the line to your liking, prepare the new legal descriptions of the properties, and then submit the plat to the city/county. The plat goes through a review process, where comments are addressed by us until the plat has been approved. Once approved we walk you through the steps to record the plat to make the adjustment final. Contact us to discuss the requirements and timeline for your property’s boundary line adjustment.

Adjustment plats are useful for many things, most often for the following reasons: to change the boundary so that improvements built across a boundary are no longer encroaching, to obtain additional land for building additions, to sell land to a neighboring property, and more.
